Concert has transformed Birmingham commercial hub Vienna House

Real estate consultancy Concert is pleased to announce the practical completion of Vienna House in Birmingham. Concert provided cost management services on this 30,000ft² (GIA) scheme which saw a full modernisation to the space.

The development has been ranked as one of the UK’s best commercial hubs with excellent transport links. These links include Birmingham International train station, the NEC, Resorts World and, upon its completion, the HS2 Solihull Interchange Terminal.

Concert was involved in the full renovation of Vienna House, which is located in Birmingham International Park and adjacent to Birmingham International Airport. This included improving the floorplate efficiency, improving the external facade and entrance, installing an additional external shower block including cycle and changing facilities, upgrading the building’s reception, upgrading all WCs and improving existing mechanical & electrical infrastructure.

Concert worked alongside the contractor and design team to ensure that a redesign of the second floor could be accommodated within the client’s budget. The aspiration was to design the second floor to give the space an alternative look to a typical office fit-out. To this end, the standard metal ceilings were omitted from the scope, and the decision was made to go with an exposed ceiling solution instead, which showcased the building’s large steel roof trusses. These were painted black, giving them a strong presence against a white ceiling. A large halo lighting feature was also introduced as well as an illuminated perimeter bulkhead giving the space the wow factor.

The property is an impressive three storey, self-contained office building providing 26,000sqft (NIA) of office space across the development with best-in-class cycle commuter facilities. The office development surrounds a central core and includes a triple height reception and is provided with heating and comfort cooling utilising air source heat pumps. Fresh air is fed into the space through a centralised air handling unit which also includes a high efficiency thermal wheel. The building now benefits from brand-new high efficiency services solution throughout and as a result of this it has achieved an EPC B rating.

Boasting open plan office accommodation to a Cat A standard, the building’s facilities will serve employees with a high specification office space far into the future including fast charging electric car charging points and ample parking.

Vienna House is a contemporary commercial space in a well-situated area and will provide an ideal high specification workspace for a prospective tenant.
