CAT A refurbishment of an existing building in Clerkenwell.
The works involve removal of internal columns, slab infills and other major structural alterations to maximize area efficiencies.
The brickwork façade is to be replaced, along with glazing, MEP services. New showers, bike storage and large terrace spaces are also to be provided.
Quality was a key driver for this building to attract the best rental yields. The project budget was also under significant pressure. Concert had to work hand-in-glove with the design team to manage the budget throughout the detailed design phase to ensure that the finished building was of the highest quality the budget could afford. We undertook extensive market testing on multiple structural, MEP & finishes items. We also ran several option costings on the façade, glazing and internal finishes, as well as cost options for alternative fire escape methodologies using very little information.
