Concert completes Duke of York Street for Hark Capital

Concert were appointed by Hark Design to provide Cost Management, Project Management and Principal Designer services for the redevelopment of 6-7 Duke of York Street, London.

Completed on 10th February 2017 the scheme involved demolishing the existing fifth floor, constructing new fifth and sixth floors, and providing 3 duplex apartments that maximised light and space. A new residential reception was created and the communal circulation areas refreshed. Residents now receive direct access into the apartments as a larger passenger lift was installed and fitted out to a high level of specification.

The basement, ground and second floor remained occupied during the refurbishment of the upper floors, Concert dealt with this through ensuring adherence to noisy work restricted working hours, regular coordination meetings and careful management of all stakeholders involved. Structural engineers MNP also developed a light gauge steel frame to reduce load on the existing frame.

Further challenges such as the ultra prime finishes and fittings were achieved through strict monitoring procedures and well-structured communication procedures between the contractor and the design team, overseen by Concert. The finishes and services included marble fitted joinery, comfort cooling and audio visual systems, categorising the project within London’s ‘super-prime’ residential market.

Concert worked closely with all stakeholders, providing advice throughout challenging periods of the project, coordinating with a separate contractor working on the ground floor and rear roof space, a testament to their organisation and communication on the project. The team were flexible and worked collaboratively to achieve the client’s requirements, overcoming unusual site conditions which resulted in an exceptional final product.
